Skipping the school district verification. Bellevue addresses can be in three different districts. Renton addresses can be in four. Boundaries do not follow city or neighborhood lines. Verify by exact street address through the district's lookup tool.
Overlooking light rail. The 2 Line has meaningfully changed which neighborhoods work for which commutes. A home near a station converts an unpredictable drive into a consistent ride.
